The challenge
You Can't Fix What You Can't See
Your condo is thousands of kilometres away. You don't know if the tenant is looking after it, whether the bathroom sealant is failing, or if Bangkok's humidity has started leaving mould behind the wardrobe.
Maybe you heard the building was shaken by an earthquake and you want to know if your walls are cracked. Maybe the unit has been empty for months and nobody has opened the windows.
Asking a friend or a busy agent to "pop in" rarely gets you a clear answer. You need someone who checks properly, photographs everything and tells you, in your language, what they found.
What a DreamAxis Inspection Covers
A room-by-room walkthrough. We check walls, ceilings and floors for cracks, stains and damage. We open doors, windows and wardrobes, and look at sealant, tiles and grout in wet areas.
Water, power and comfort. We run taps and showers, check for leaks under sinks and around the water heater, test lights and sockets, and switch on the air conditioners.
Signs of trouble that grow quietly. In Bangkok's climate, small issues become expensive ones. We look for damp patches, mould, pests and water marks that suggest a hidden leak.
Earthquake and crack checks. After a tremor, we photograph any cracks in walls and ceilings, note their location and size, and tell you whether they look cosmetic or should be raised with the building's juristic person office.
When did anyone last look inside your unit?
Tell us the building and what's worrying you. We'll arrange a check and send you the photos.
Your Report, In Your Language
Photos first. You receive clear photos of every room, plus close-ups of anything that needs attention. You see exactly what we saw.
Findings in plain words. We list each issue, where it is and how urgent it looks. We explain it in Thai, English, Cantonese, Mandarin, Hokkien or Malay, whichever you prefer.
Next steps, not just problems. If something needs fixing, we can arrange the repair through our furniture, renovation and repair service, or include it in ongoing management.
When Owners Book an Inspection
- Your unit is vacant and you want to know it's dry, secure and clean.
- Your tenant is moving out and you want an independent record of the unit's condition.
- You felt or heard about an earthquake and want to check for cracks or damage.
- You're deciding what to do next: rent, renovate or sell, and need facts first.
- You manage the unit yourself but want a trusted pair of eyes in Bangkok.

FAQ
Property Inspection Questions
What will my inspection report include?
Photos of every room, close-ups of any defects, and a written list of what we found, where it is and how urgent it looks. We'll also suggest next steps for anything that needs repair.
Can you inspect while a tenant is living there?
Yes, with the tenant's agreement. We coordinate a suitable time with them, or through your current agent, so the visit is respectful and the tenancy isn't disrupted.
How often should a vacant Bangkok condo be checked?
It depends on how long it will be empty, but regular checks matter in Bangkok's heat and humidity. Closed-up units can develop damp, mould or unnoticed leaks, so it's worth having someone open, air and look over the unit periodically.
Can you check my unit for earthquake damage?
Yes. We photograph any cracks or damage, note where they are, and tell you whether they appear cosmetic. Anything that may affect the building's structure is raised with the juristic person office. If you need to claim, our property management service includes submitting earthquake damage insurance claims.
Will the report be in my language?
Yes. We can explain findings in Thai, English, Cantonese, Mandarin, Hokkien or Malay, so nothing is lost in translation.
Can you fix the problems you find?
Yes. We can arrange repairs, from resealing a shower to repairing wall cracks, through our Furniture, Renovation & Appliances service. You approve the repair quote before any work starts.
