Buy or Sell Your Bangkok Condo
Whether you're buying your first Bangkok unit from abroad or selling one you no longer need, we guide you through each step in your language.
For buyers, sellers and foreign owners using the freehold quota.
The challenge
Buying or Selling From Abroad Shouldn't Feel Like Guesswork
You've seen a unit online that looks right, but you can't view it in person. The listing is in Thai, the agent replies slowly, and you're not sure whether the building still has room for foreign ownership.
Or you own a Bangkok condo you want to sell. You're overseas, buyers want viewings, and you need someone you trust to show the unit, answer questions and keep you informed.
Either way, you need a team in Bangkok that speaks your language and explains what's happening at every step. That's the role we play.
For Foreign Buyers: Freehold Ownership, Explained Simply
Foreigners can own Bangkok condos freehold. Under Thailand's condominium rules, foreign nationals can together own up to 49% of the total saleable area of a condo building. Once that foreign quota is used up, further units can't be registered in a foreign name.
Checking the quota early. We help you confirm the building's foreign quota position before you commit, so you don't fall in love with a unit you can't register in your own name.
Bringing funds in correctly. Foreign freehold purchases generally require the purchase money to be transferred into Thailand from overseas in foreign currency, with bank documentation to show it. We explain what to ask your bank for, so the transfer at the Land Department goes smoothly.
Viewings on your behalf. Can't fly in? We view units for you and send photos and honest notes in Thai, English, Cantonese, Mandarin, Hokkien or Malay.
This is general information, not legal or tax advice. For contracts and tax questions, we recommend independent legal advice in Thailand.
Found a unit? Check the foreign quota before you commit.
Send us the building name and we'll help you confirm the details that matter for a foreign freehold purchase.
For Sellers: Selling a Bangkok Condo From Overseas
Get the unit market-ready. We check its condition, photograph it and, if needed, arrange cleaning, repairs or a refresh through our renovation service.
Reach more buyers. We present your unit to buyers and share it through our network of partner agencies, so you aren't relying on a single agent.
Viewings without you. We arrange access and show the unit, then report buyer interest and questions back to you in your language.
Keep the paperwork moving. We help coordinate documents, the buyer and the steps leading to transfer at the Land Department, keeping you updated throughout.

FAQ
Buying and Selling Questions
Can a foreigner own a condo in Bangkok?
Yes. Foreign nationals can own condo units freehold, as long as total foreign ownership in the building stays within 49% of its saleable area. We help you check the building's quota position before you commit.
What if the building's foreign quota is already full?
Then that unit can't be registered as foreign freehold in your name. We'll tell you early so you can look at other units or buildings that still have quota available.
How should I send money for a condo purchase?
Foreign freehold purchases generally need the funds transferred into Thailand from abroad in foreign currency, with supporting bank documentation, often a Foreign Exchange Transaction form. Ask your bank and the receiving Thai bank to confirm the exact paperwork before you send.
Can you help me sell my condo while I'm living overseas?
Yes. We prepare and photograph the unit, present it to buyers and partner agencies, handle viewings, and update you in your language until transfer.
Do I still need a lawyer?
We recommend independent legal advice for contracts and tax matters. We're not a law firm; our role is to guide you through the practical steps and keep everything moving.
Can you manage the condo after I buy it?
Yes. That's where we're strongest. We can receive the unit at handover, furnish it and move it straight into our full property management and rental package.
