Inspector checking defects in a newly completed Bangkok condo before handover

Property Handover

Bangkok Condo Handover, Without Flying In

Your new or resale unit is ready, but you're overseas. We receive it for you, check every room for defects and take care of the keys and title deed.

For new units from the developer and resale units from a seller.

The challenge

The Handover Date Rarely Suits Someone Who Lives Abroad

The developer emails a handover appointment. It's on a weekday, a few weeks away, and you're in Hong Kong, Kuala Lumpur or Toronto. Flying in means leave from work, flights and a hotel, all for an appointment that might take a morning.

Skip it, and you risk accepting a unit with defects nobody wrote down. Once the defect window closes, getting the developer back to fix a scratched floor or a leaking pipe becomes much harder.

A handover is your best chance to have problems fixed at someone else's cost. We make sure it isn't wasted.

What We Check at Handover

Every surface, every fitting. We inspect walls, ceilings, floors, doors and windows for cracks, chips, stains, gaps and uneven finishes. We check tiles, grout and sealant in the bathroom and kitchen.

Systems that must work from day one. We run taps and showers, check drainage and look for leaks. We test lights, switches, sockets and the air conditioners, and confirm that what was promised has actually been installed.

A defect list the developer can act on. Each issue is photographed, numbered and located, so the developer's team knows exactly what to fix. After the handover, we re-check the developer's repairs.

Got a handover date from your developer?

Send us the project name and date. We'll tell you exactly what we need from you to attend in your place.

Keys, Title Deed and Paperwork, Handled

Keys and access cards. We receive and count the keys, key cards and remotes, and record what was handed over.

Title deed. We handle the title deed on your behalf and keep you informed of exactly where it is and what happens next.

Resale units. When you buy from a seller, we check the unit against what was agreed, note its condition and help make sure keys, access and utilities change over smoothly.

Clear on authorisation. You'll usually need to give us written authorisation to act for you, and some developer or Land Department steps may require a power of attorney. We'll tell you exactly what's needed for your project before the date.

Why Owners Send Us to Their Handover

You don't need to fly in. We attend in your place and you see everything through photos and updates.

Findings explained in your language. Thai, English, Cantonese, Mandarin, Hokkien or Malay: you understand every defect, not just a list in Thai.

A straight path to rental income. Once the unit is accepted, we can move straight into furnishing and our full property management package, so your new condo starts earning sooner.

What documents do I need to provide?

Usually written authorisation for us to act on your behalf, plus copies of your purchase documents. Some developer or Land Department steps may require a power of attorney. We confirm the exact requirements for your project before your handover date.

What happens if you find defects?

We photograph and number each defect and submit the list to the developer so they can fix it. When they report the work is done, we re-check it and send you updated photos.

Do you handle resale handovers from a private seller?

Yes. We check the unit against what was agreed in the sale, record its condition, and make sure keys, access cards and utilities change over properly.
