Bangkok Condo Furniture & Renovation
An empty or tired unit won't rent. We furnish, equip and repair your condo to the standard Bangkok tenants look for, and coordinate every step for you.
Furnishing, appliances and repairs, managed from start to finish.
The challenge
Tenants Walk Past Units That Aren't Ready to Live In
Most Bangkok condo tenants expect to move in with a suitcase. If your unit is bare, half-furnished or showing its age, it sits on the listing while similar units nearby get taken.
From overseas, fixing that is painful. You're comparing sofas you can't sit on, chasing contractors who reply in Thai, and hoping the washing machine gets delivered on the day someone is there to let the installer in.
And since the March 2025 earthquake was felt across Bangkok, many owners also have wall cracks to repair before a tenant will sign. We take the whole project off your hands.
Furnished to What Bangkok Tenants Actually Rent
Furniture that fits the market. We furnish to the standard tenants in your building and area expect: a comfortable bed, sofa, dining set, wardrobe and storage, chosen to suit the unit's size and layout.
Appliances that matter to tenants. We source and install the essentials, such as air conditioners, fridge, washing machine, water heater, TV and microwave, so the unit is genuinely move-in ready.
Durable over decorative. A rental needs pieces that survive several tenancies. We favour practical, easy-to-clean choices that still photograph well for listings.
Renovation and Repairs, Including Earthquake Damage
Refreshing a tired unit. Repainting, replacing worn flooring, updating a dated kitchen or bathroom, and fixing the small defects that put tenants off at viewings.
Earthquake damage and wall cracks. We repair cosmetic cracks in walls and ceilings, then repaint so the finish looks right. Cracks that may relate to the building's structure are raised with the juristic person office first.
Working within building rules. Bangkok condo buildings set their own renovation rules, such as permitted working hours and notices to the juristic office. We handle that coordination so work isn't stopped halfway.

FAQ
Furniture and Renovation Questions
Should I rent my Bangkok condo furnished or unfurnished?
Most Bangkok condo rentals are let fully furnished, and tenants often compare units on how ready they are to live in. We'll advise what level of furnishing suits your unit and building.
Can you repair earthquake cracks in my condo?
Yes. We repair cosmetic cracks in walls and ceilings and repaint the affected areas. If a crack may involve the building's structure, we raise it with the building's juristic person office before any work is done.
Can I approve the furniture and costs from overseas?
Yes. We share proposals, quotes and product choices with you, and you approve every quote before work starts. You'll get photo updates as the work progresses.
Which appliances do you supply?
Typically the essentials tenants expect, such as air conditioners, a fridge, washing machine, water heater, TV and microwave. We tailor the list to your unit and what's already installed.
Do I need permission from my condo building to renovate?
Most Bangkok condo buildings have renovation rules set by the juristic person office, such as approved working hours and advance notice. We handle those requirements for you.
Can you replace just one appliance or a few pieces of furniture?
Yes. We handle small jobs, like replacing a broken air conditioner or a worn mattress, as well as full fit-outs.
